Why a dirty roof is more than a cosmetic problem

Lichen doesn't sit on top of a tile — it bonds into the surface and holds moisture against it. On cement tiles that accelerates the breakdown of the surface coating. In gutters and valleys, decomposing moss and leaf litter block drainage, and blocked valleys are one of the most common causes of internal water damage we see.

A clean roof also runs cooler and lets rainwater harvesting systems collect water that isn't full of organic debris.

How we clean a roof safely

Every roof gets an inspection first — we're looking for cracked tiles, failed pointing, rusted valleys, loose ridge capping and previous repair work. You get told what we find, in writing, with photos.

Growth is then treated so it dies off, cleaned at the pressure appropriate to the roof material, and the gutters, valleys and downpipes are flushed clear. Fall protection and harnessing is used as required, and we cover and protect solar panels, skylights, whirlybirds and evaporative units.

Cleaning is often step one of a restoration

Once a roof is clean, its real condition becomes obvious. Plenty of our clients clean first, then decide to repoint the ridge capping or repaint the tiles while the access equipment is already on site. We do all of it in-house, so nothing needs to be coordinated between trades.

How we approach roof cleaning

    Site assessment & quote

    We inspect the surface, identify what's actually causing the staining, then send a written fixed-price quote with inclusions spelled out. No vague hourly rates.

  2. 02

    Set up & protection

    Gardens, fittings, drains and adjoining surfaces are protected before a drop of water is used. Access, hoses and leads are run so the site stays safe and tidy.

  3. 03

    Treat, then clean

    Organic growth is chemically treated first so it dies at the root, then we clean at the correct pressure and temperature for the substrate.

  4. 04

    Waste water capture

    Our Clean & Capture system vacuums waste water to a holding tank as we work, so nothing contaminated enters the stormwater system.

  5. 05

    Final walk-through

    We walk the job with you (or send photo documentation for commercial and strata clients) and only pack up once you're satisfied.

Roof Cleaning — common questions

Will high pressure cleaning damage my roof tiles?

Sound tiles handle correct-pressure cleaning fine. Old, spalling cement tiles and fragile terracotta get lower pressure and a longer chemical dwell time instead. We assess the roof before we choose a method — and we tell you if a roof genuinely shouldn't be pressure cleaned.

Do you clean the gutters as well?

Yes. Clearing gutters, valleys and downpipes is part of every roof clean — there's no point cleaning a roof and leaving the drainage blocked with the debris.

Can you clean around solar panels?

Yes. Panels, skylights, whirlybirds and vents are protected before we start, and we clean carefully around mounting rails where debris collects.

How often should a Sydney roof be cleaned?

Every 3–5 years for most homes. Properties under heavy tree canopy, on the North Shore or close to the coast often need it every 2–3 years.

Do I need my roof painted after cleaning?

Not necessarily. Cleaning alone restores most roofs. Painting makes sense when the surface coating on cement tiles has worn away — we'll tell you honestly which situation you're in.
