Restoration is a staged job: strip the old coating, clean the tile and grout, repair what's loose or cracked, then reseal properly. Skip the stripping stage and you just trap the problem under another coat.
Why old terracotta looks dead
The usual culprit is a topical sealer that has clouded, flaked and worn unevenly under UV and foot traffic. Under that you'll find porous tile that has absorbed water and tannin, mouldy grout and often a few drummy or lifted tiles where movement has broken the bond.
The restoration sequence
- Test patch to identify the existing coating and confirm the method
- Strip failed sealers and coatings back to bare tile
- Clean tile and grout — steam where the surface is fragile
- Treat mould and algae in grout lines and shaded sections
- Repair or replace cracked, drummy and lifted tiles; regrout as needed
- Reseal with a penetrating or enhancing sealer once fully dry
Choosing the finish
A penetrating sealer keeps the natural matt terracotta look and won't peel. A colour-enhancing sealer deepens the terracotta tone — closer to the wet look many people remember. Gloss topical finishes look striking but need recoating and can be slippery around pools unless a grip additive is used. We'll do sample areas so you're choosing from what you can see, not a brochure.

How we approach terracotta tile restoration

Site assessment & quote
We inspect the surface, identify what's actually causing the staining, then send a written fixed-price quote with inclusions spelled out. No vague hourly rates.

Set up & protection
Gardens, fittings, drains and adjoining surfaces are protected before a drop of water is used. Access, hoses and leads are run so the site stays safe and tidy.

Treat, then clean
Organic growth is chemically treated first so it dies at the root, then we clean at the correct pressure and temperature for the substrate.

Waste water capture
Our Clean & Capture system vacuums waste water to a holding tank as we work, so nothing contaminated enters the stormwater system.

Final walk-through
We walk the job with you (or send photo documentation for commercial and strata clients) and only pack up once you're satisfied.

FAQs
Terracotta Tile Restoration — common questions
Can flaking sealer be fixed without stripping?
No. Coating over a failing sealer traps the problem and looks worse within a season. Stripping is the part that makes the result last.
How long does the job take?
Typically two to four days for an average courtyard or verandah, spread across stripping, cleaning, drying and sealing. Sealing needs the tile to be genuinely dry.
Will the tiles look glossy?
Only if you want them to. We'll prepare sample areas in natural, enhanced and gloss finishes so you can choose from the actual result.
Can you replace broken tiles?
Yes, where matching tiles are available. We'll assess and advise on matching before starting.
