Those tiles are worth looking after. Fired terracotta outlives almost everything else on a roof — what fails is the mortar bedding, the pointing and the odd cracked tile. Restoration brings the roof back without losing the character that makes it valuable.
Why terracotta shouldn't be painted
The colour in a terracotta tile is fired through it, not painted on. Coating a terracotta roof traps moisture, hides the tile's natural finish and creates a maintenance liability that has to be recoated every decade. We restore terracotta rather than paint it, and where extra protection is wanted we use a clear glaze designed for the material.
What terracotta restoration involves
Terracotta is more brittle than cement tile, so the sequence and pressures are different.

Set up & protection
Gardens, fittings, drains and adjoining surfaces are protected before a drop of water is used. Access, hoses and leads are run so the site stays safe and tidy.

Treat, then clean
Organic growth is chemically treated first so it dies at the root, then we clean at the correct pressure and temperature for the substrate.

Waste water capture
Our Clean & Capture system vacuums waste water to a holding tank as we work, so nothing contaminated enters the stormwater system.

Final walk-through
We walk the job with you (or send photo documentation for commercial and strata clients) and only pack up once you're satisfied.

Terracotta Roof Restoration — common questions
Can terracotta tiles be pressure cleaned?
Yes, but with controlled pressure and more reliance on chemical treatment. Old terracotta can be brittle, and aggressive cleaning will chip glaze and edges.
Should I glaze my terracotta roof?
It's optional. A clear glaze deepens the colour and helps the tiles shed water and resist regrowth. Plenty of clients are happy with a clean and repoint alone.
Do you work on heritage-listed properties?
Regularly. We work to conservation requirements and keep documentation of materials and methods where council or a heritage consultant requires it.
How do I know if my pointing has failed?
Look along the ridge and hip lines from the ground with binoculars — cracked, crumbling or missing mortar and hairline gaps are the giveaway. Loose capping after wind is another clear sign.
